About the Area

This region is possibly one of the best-kept secrets in the country and unquestionably one of the most beautiful places on earth. The broad ridges and rolling hillsides along the southern part of the Cumberland Plateau in middle Tennessee are nestled in the lovely Sequatchie Valley in Marion County. The area encompasses just over five hundred square miles of picturesque views and natural beauty, and is located only 25 miles west of Chattanooga, 100 miles southeast of Nashville and is also adjacent to Georgia and Alabama—two neighbors to the south. Tennessee has no personal state income tax or personal property taxes, very low real estate taxes, low utility bills, low construction costs, insurance rates well below the national average and a cost of living 17% below the national average. 

As a bit of early history:
  • The region belonged to the Cherokee Indians from the late 1700s to the early 1800s. They established such towns as Nickajack, Running Water, Long Island and various other small towns located in the mountainous areas along the banks of the Tennessee River.
  • Marion County was established in 1817 by the Tennessee General Assembly and named after General Francis Marion, “The Swamp Fox,” a Revolutionary War leader who became famous during the Battle at Charleston in South Carolina.
  • Because sentiment in the county was so divided during the Civil War, members of the same family could be found in both Confederate and Federal armies. Soldiers from both sides often passed through Marion County due to the presence of the railroad and major turnpikes.

  • In 1933 Congress created the Tennessee Valley Authority for the purpose of flood control, navigation and sale of efficient hydroelectric power in the Tennessee Valley. The dams that the TVA built on the Tennessee River and its tributaries changed the landscape of the area without harming its beauty. Although some of the sites used by the first settlers were covered, the TVA improved the navigation of the river and ultimately improved Marion County forever.

Southeastern Tennessee has a mild climate with four distinct seasons: brilliant leaf colors in fall; mild winters; fresh flowers in spring; and warm summer days cooled by mountain breezes. Residents enjoy living a life surrounded by nature, yet are within easy driving distances of life’s conveniences.
