2. Added value; we sell primarily raw land. The roads, however, are bonded. And, we (the developer) pull power and utilities for 97% of our developments. When a buyer purchases "raw" land, he typically sees a 15 - 30% jump in appraised value when the roads, power and utilities are put in place.
